Proofing Luton's Pre-War Terraces — More Entry Points Than Modern Housing

Pre-war terraced and semi-detached properties in High Town, New Town, Bury Park, Round Green and Farley Hill were not built with rodent exclusion in mind. Original brickwork develops mortar joint failure over decades; sub-floor void ventilation is provided by airbricks that may no longer have close-tolerance grilles; pipework — gas, water, drainage — enters through gaps in the external wall that were never sealed after installation. Gaps around older sash window frames, gaps where bay window roofs meet the main wall, and deteriorated pointing along the DPC level all provide mice and rats with entry routes into the property fabric. The most important principle of pest proofing is that it comes after treatment, not before. Sealing a building that contains an active mouse or rat infestation risks trapping the population inside — where they may die in wall cavities causing odour, or where they may chew through internal structure trying to find an exit. We first eliminate the active population with bait stations and/or trapping, then carry out a systematic proofing survey once population activity has ceased. Some exceptions apply where a single clean entry point has been identified on a property with no internal infestation established yet.

Materials must be matched to both the pest and the structure. Stainless steel wire wool compressed into gaps and then sealed with mortar or exterior-grade filler is effective for brickwork gaps up to approximately 20mm — mice cannot chew through steel wool, and the mortar prevents them pulling the wool out. For larger gaps and voids — airbrick openings, gaps around soil pipes, under-floor access points — galvanised steel mesh fixed with frame screws is appropriate. Expanding foam alone is not adequate for rodent proofing: mice can chew through standard expanding foam within 24 hours. Rodent-proof airbrick covers with close-tolerance galvanised grilles replace standard clay airbricks where these are the confirmed point of entry.
