Signs Your Property Needs Pest Proofing

These are the structural indicators that make a property vulnerable to rodent and insect entry.

  • Recurring rodent activity after treatment

    The clearest indicator that proofing is needed is a rodent infestation that returns within months of treatment completing. Recurring activity despite professional treatment almost always means entry points remain open. The same mice or rats are not returning — new animals from the surrounding population are entering through gaps that were never sealed.

  • Gaps around pipe and cable entries

    The most common rodent entry route in domestic properties is the gap around incoming utility pipes and cables — beneath kitchen units, in utility cupboards, and where services enter through external walls. These gaps are often 2–5cm wide and provide direct access from the exterior to behind kitchen fittings. A pencil passed through the gap confirms the size of the risk.

  • Damaged or missing airbrick grilles

    Airbricks provide ventilation to suspended floor voids — but the plastic or terracotta grilles often crack, come loose or are present in specifications that mice can pass through. A mouse can squeeze through a 6mm gap. Inspecting all airbricks at ground level and checking that grilles are intact and securely fitted is a basic but important step.

  • Gaps under external doors

    A consistent gap under a back or side door — even one of only 8–10mm — is sufficient for mice to enter. Door brush strips are a simple, effective proofing measure that also provides draught exclusion. Worn or missing brush strips on rarely used doors (bin store doors, garage side doors, outbuilding doors) are consistently overlooked as pest entry routes.

  • Poor pointing or damaged brickwork at ground level

    Deteriorated mortar joints at ground level provide access points for mice through cavity walls. This is particularly common in older terraced properties and semi-detached houses where pointing has not been maintained. Repointing at ground level and sealing any gaps in the brickwork at DPC height significantly reduces rodent entry risk.

  • Service voids and sub-floor access

    Properties with sub-floor voids — particularly those with suspended timber floors or accessible underfloor spaces — can provide extensive rodent harbourage. Checking that all access to sub-floor voids is properly closed, that suspended floor perimeters are sealed at the wall junction, and that service penetrations through the floor are sealed prevents rodents from moving between the exterior, the sub-floor and the interior.

  2. Written Proofing Report

    We provide a written report of all identified entry points, graded by priority and including descriptions of the appropriate proofing measure for each. This gives you a clear list of works required, which we can carry out immediately where materials allow or return to complete in a scheduled follow-up.

  3. Professional Proofing Works

    Identified entry points are sealed using materials selected for the specific location: wire wool compacted with mortar or expanding foam at pipe entries; galvanised steel mesh at airbrick and vent openings; door brush strips at external door bases; silicone or expanding foam at cable entries; repointing or mortar at brickwork gaps. All materials used are appropriate for the pest type and location.

  4. Follow-Up and Long-Term Advice

    We provide advice on maintaining the proofing over time — what to look for as properties age, when to re-inspect, and what maintenance activities (such as repointing or roof maintenance) present an opportunity to check and refresh proofing. For commercial properties, we can include proofing inspections within an ongoing pest control contract.

Why DIY Proofing Often Fails

Hardware store gap fillers and DIY mesh are not the same as professional proofing. Here is why the wrong materials and methods allow pests to re-enter despite apparent sealing.

  • DIY expanding foam is not gnaw-resistant

    Standard expanding foam filler — used routinely for pipe gap sealing in building work — is not resistant to rodent gnawing. Mice and rats can chew through cured foam in minutes. Professional proofing uses wire wool compacted against foam, or steel mesh overlaid on foam, to provide mechanical resistance that rodents cannot gnaw through. Foam alone around pipe entries is not effective proofing.

  • Not all entry points are found without a systematic survey

    A typical domestic property has 15–20 potential rodent entry points. Homeowners typically identify the two or three most obvious — often around the boiler pipes under the kitchen sink — while missing less obvious but equally important gaps in utility cupboards, behind washing machines, through the airbricks and under rarely-used external doors. Professional proofing surveys are systematic, not selective.

  • Incorrect material choice allows re-entry

    The wrong material for the location fails quickly. Wood at ground level is gnawed through. Plastic mesh at airbricks is chewed. Silicone sealant at ground level is dug out. Standard mortar at high-movement pipe joints cracks and falls out. Professional proofing selects the correct material for each location based on pest type, access pressure and weathering conditions.

  • Proofing can trap animals if not timed correctly

    Sealing entry points before the existing rodent population has been significantly reduced through treatment traps animals inside the building. Trapped rodents become significantly more destructive as they attempt to gnaw a new exit. Proofing should be carried out in coordination with treatment — not independently or before treatment is underway.

  • Proofing without drainage assessment misses the route

    For rat infestations, structural proofing of above-ground entry points will not resolve the problem if rats are entering through drainage. CCTV drain surveys are needed to identify drain defects that provide sewer access to the property. Proofing without addressing the drain route achieves partial control at best.
